    Before each board meeting, the treasurer reports where the money is. Enter the month’s figures — cash in each account, income and spending against the budget, what homeowners owe and what happened in the reserve — and download a board-ready PDF. Prefer paper? There’s a blank version to print and fill in by hand.

    The chart of accounts is the list every dollar is recorded in, and every report is a total of it. Answer a few questions about your association — reserve fund, special assessments, fines, amenities — and get a numbered chart set up for operating and reserve funds. It’s the same default chart KeepHOA starts every association with.

Free tools and your books

Useful on their own, easier with the books behind them

The tools are free whether or not you ever use KeepHOA, and they work with whatever you keep the books in today — a spreadsheet, general accounting software or a paper ledger.

They start from the same place as the app: the chart of accounts is KeepHOA’s own default chart, and the treasurer report is the report KeepHOA’s board packet builds from the books. Are these HOA tools really free?

Yes. There’s no account, no signup and no trial to run out. Use them as often as you like, for any association.

Is anything I type sent to KeepHOA?

No. Each tool runs in your browser and makes its file on your computer. Nothing you enter is uploaded, stored or sent anywhere, and the pages load no trackers.

Do I need KeepHOA to use them?

No. The tools work on their own, whatever you keep your books in. If you do use KeepHOA, the app makes the same reports and statements straight from the books.

Which formats can I download?

The chart of accounts downloads as CSV, Excel or PDF. The treasurer report and the homeowner statement download as PDFs, and the treasurer report also comes as a blank PDF to fill in by hand.
